Oklahoma Good For New Home Buyers & Interview with Joe Don Baker
Download MP3On today’s show we will talk about where Oklahoma ranks as one of the best states for new home buyers to buy in, how elevated interest rates continue to affect the market and our special guest is Joe Don Baker. If you are interested in going on a wild hog hunt, then he’s the guy to talk to. I’m also going to share with you about a special event coming up this weekend in Piedmont Oklahoma.
That’s coming up but first let's talk about some real estate news.
Real Estate News:
The Journal Record is reporting that according to website Moneywise, Oklahoma is rated as one of the top 5 best states for new home buyers. That was based on the average median home price of $171,057. In Tulsa and the Oklahoma City metro, the home prices are higher. Over the last 90 days, the average list price for a home in the Oklahoma City metro area was $298,869,
The Mortgage Daily News reported a slight decrease in mortgage applications and applications for refinance. The elevated rates are affecting this but also the low inventory of pre-existing homes. In a recent survey, 82% of respondents said they felt 'locked-in' by their low mortgage rates and so were unlikely to sell. That's a big reason why the inventory of existing homes is so low. But demand remains high, and that's why we're seeing more competitive bids and a greater % of sales happening above the listing price.
