I’m your host, Tim Dumas with eXp Realty here in Oklahoma.  Today’s show is all about paint, things you need to know before you put your home on the market and I’m also going to introduce to you someone who, in my opinion, is one of the best house painters in the Oklahoma City Area. Then, we will finish this episode by sharing a couple of things you may want to do this weekend.

Today’s podcast is all about paint. 

One of the best things you can do before putting your home on the market is to walk around the outside of the house to see if there’s any chipping, flaking or missing paint. It there is, it’s better to go ahead and address it because it will probably be called out by an appraiser for an FHA or VA loan and possibly even a conventional loan.

If it’s an older home, built before 1978, there’s a chance the home has lead based paint and flaking, chipping paint could be a health hazard.

“If the Property was built before 1978, the seller must disclose any information known about lead-based paint and lead-based paint hazards before selling the house” to be in compliance with the HUD-EPA Lead Disclosure Rule.

If the home was built after 1978, bare wood on the outside of the home can still be called out by the appraiser because it has the potential to affective the longevity of the home. 

In a transaction I just had here in Canadian County, the appraiser called out some bare wood showing on the outside of a sunroom. That had to be repaired before we could close.

So it’s best to address these issues first before you put the home on the market to reduce the number of possible issues that could hinder closing.

Things To Do:
Norman's Medieval Fair is this weekend. It’s been held annually since 1977. It’s a 3 day event with over 200 artisans and over 30 food vendors. They will have games and entertainment for all ages. 

The Wheeler Ferris Wheel 2023 Season Opening Day is this Saturday, April 1st.  There will be food trucks and games for everyone to enjoy. And that’s located at 1701 S. Western Ave.

It’s going to be nice weather this weekend so get out and make memories and make your own adventure.
